Marketing with Flyers for Real Estate Investors

Marketing with Flyers for your Real Estate Investing Business.

Flyers are one of the oldest forms of advertising out there. And historically one of the founding principles of newspapers today. Flyers are not my favorite form of advertising but when done effectively they can be an effective part of any ad campaign.

The one main benefit of using flyers over other mediums is the amount of space in which to put your message. Of course all that white space can also result in a sometimes too busy or wordy flyer that loses the message because of too much content. Many flyers that are not designed well get thrown away with scarcely a glance. Follow these simple guidelines for designing a flyer.

1. Headline: The headline is the single most important aspect of your flyer. Good headlines grab the readers attention and cause the rest of the flyer to be read. Bad headlines cause the flyer to be thrown away without another glance. Your headline should be short simple and to the point. I am a fan of using what I know works. Old favorites like “We Buy Houses” Or “I Buy Houses” are proven headlines. Then I like to throw in a second line to further grab their attention. Something like “Sell your house in 9 days” or “FREE Report”.

2. Describe the problem: The first part of the flyer should be simple as well but highlight the potential sellers problems. The key to writing a good sales letter is “What’s In It For Me ?” always keep your sales copy revolving around the sellers problems. Don’t waste time explaining how long you have been in business or talking about yourself the reader doesn’t care. Just stick to What’s in it for me. A good format is bullet points with questions that are based off of sellers problems.

Here are some examples.

Are you facing foreclosure.

Do you need to sell quickly.

Are you behind on your payments.

Are you getting a divorce.

3. Solve the problem: Now that you have hit on the sellers problems they have identified with your flyer and want to read on. All you have to do now is solve their problem. Show them how you are uniquely qualified to solve their problem. Still holding to the what’s in it for me principle.

We can get you moving tomorrow

No commissions involved.

4. Now a call to action: By now the reader should be ready to take whatever action you want. In this case the call to action is that you want the potential seller to call you or contact you immediately about their property for sale. Tell them what to do and what to expect.

Lines Open 24 hours

Call to get a written offer in 24 hours.

5. Guarantee: Close with a guarantee, a guarantee provides the client with assurance that his problem will be heard it can be simple and the guarantee can many times be seen with the call to action (see number 4)

Now that you have your design completed its time to do some marketing. The most important part about marketing is this simple rule. “It is better to get your message to five hundred people five times” “than a thousand people one time”. All the experts agree that the biggest advertising mistakes made by marketers is that it is not done enough. If your budget does not allow you to hit an area 5 times then shrink the size of your area so that you can.

If you have time or a limited budget you can distribute the flyers yourself. If you can afford it I highly recommend hiring someone to distribute them for you. The Boy Girls Scouts of America as well as 4H clubs are always looking for funding for activities and they will be happy to do the work. Your message is also much warmer received when the messenger is a young child earning money for summer camp.

Another good use of flyers is parking lots, find a local shopping center, or mall and stick flyers on the windows. (It may be annoying to some but they most definitely work if you have designed them properly) It is ok if you get a few negative calls, you always will when distributing in shopping centers. But you will also get calls that will generate leads that will make you thousands of dollars.

IMPORTANT: It is not uncommon to see nothing from your initial marketing efforts until the 3rd or fourth round so do not get discouraged. Repetition is the proven key have patience and keep it up you will generate some great results.
